ACQUISITION CRITERIA

Outlook Development Group is aggressively pursuing the acquisition and development of commercial real estate properties throughout southeastern Wisconsin and northern Illinois as well as the Madison, Fox Valley, and Green Bay metro areas. Other locations will be considered on a case by case basis.

Asset Types – Our interests encompass a wide spectrum of asset classes including multi-tenant and single tenant retail, medical office, and industrial, but other sectors will be considered.

Location & Demographics – We are looking for quality assets that have a superior location that benefit from significant visibility, easy access, and located along traffic corridors along with positive demographics.

Deal size – The majority of the assets we are targeting are between $1,000,000 and $15,000,000 but other asset sizes will be considered.

Closing – Due to our local and internal decision making, due diligence and closing time frames are expedited, typically 30 to 90 days, depending on property type and seller requirements.

Broker Protection – Outlook maintains a property database so that we may have the ability to protect brokers with exclusive or non-exclusive agreements as well as off market deals. In addition, we are willing to deal directly with owners, principals, and their representatives.

Deal Structure – Typically all cash without the need for a financing contingency, but will also consider acquisitions with existing assumable mortgages.
